Potts Point terrace sells for $10.3m before it hits the market

154 Victoria Street, Potts Point, has sold for $10.3m — a street record and the highest price in Potts Point this year.

A newly refurbished terrace has been quickly snapped up for $10.3m, the highest house sale in Potts Point this year and a street record.

Imran Hamidi and Kevin Mendes of McGrath were preparing to put the six-metre-wide, four-bedroom, four-bathroom home with double garage at 154 Victoria Street to market.

“But we didn’t get a chance — we immediately had three serious contenders in the pre-market phase and one of them was faster than the other at getting it across the line,” says Hamidi.

The guide was going to be $10m in the planned campaign.

But more beautifully restored terraces are on the way in the wide, tree-lined street that’s fast becoming the place to be — council records show development applications on three of the neighbouring houses.

And Fat Prophets CEO Angus Geddes is planning a major refurbishment of the former backpackers, Kanga House, which consisted of three terraces across the road, which he bought for $11m. It’s set to become one grand home.

Hamidi refused to discuss either the vendors or the purchasers, however property records show the home has been owned by Nicholas Doumanis, State Manager at Caltex, and his wife, Stella, an agent at McGrath Double Bay.

They’d bought it for $2.7m in 2016.

Sources say these vendors were the purchasers of a terrace at 158 Victoria Street which sold for $7m — the previous terrace street record — in May. “They’re planning to do exactly the same there, so this is going to become a very exclusive little enclave,” the source said.
