A rare apartment project destined for one of the Gold Coast’s most exclusive island postcodes is promising to unlock a new kind of living for buyers.
Eight luxury apartments have hit the market in the exclusive Sovereign Islands.
The Residences on Royal Albert is the only apartment project to have been approved in the exclusive Sovereign Islands community – home to some of the most luxurious mansions on the Gold Coast.
Homes in the area are highly prized, with one Sovereign Islands owner recently knocking back an offer of $32 million to purchase his property.
A rare opportunity
Considering the development is a unique chance to buy into one of the most exclusive spots on the Gold Coast, it’s no surprise the apartment project is turning heads.
REA economic analyst Anne Flaherty says the scarcity of stock in the boater’s haven will likely provoke a lot of interest among buyers looking for a luxury waterfront lifestyle.
“It is in a great location and surrounded by water, so you can access it by boat,” she says.
“Originally, Sovereign Islands was sold as parcels of land designed for luxury properties and you’ve got a lot of absolute mansions.
“This is very desirable property… especially for someone who has a boat and wants to be close to the water with like-minded neighbours.”
Simon Worthington, Kollosche’s new projects specialist, says with land in the area so highly prized, it’s unlikely there will be another project like The Residences.
“It’s definitely a one-off,” Worthington says.
“This is the first apartment project on the Sovereign Islands. Due to future council zoning changes and the land prices jumping 40% in the last year, this will be the one and only unit development on the island.”
Worthington says the project is making waves with Melbourne and Sydney-based buyers looking for exclusive waterfront luxury.
Interest is also being registered among current Sovereign Islands residents looking to downsize, but still have exclusive access to the water in their prized community.
Each apartment at The Residences boasts its own marina berth ranging from 30 to 50 feet. For buyers looking for a lock-up-and-leave lifestyle on the boater’s paradise, you can’t do better, Worthington says.
“It’s a very luxurious project consisting of only eight apartments – four of which have their own private pool and six of which have their own exclusive rooftop area,” he says.
Living in style
Varying in size from 300sqm to 739sqm, the three and four-bedroom homes feature open plan layouts that maximise indoor and outdoor living space.
Worthington says the designers chose interior features and materials that reflect the exclusive nature of the development.
“The development will be ultra-high end,” says Worthington.
The kitchen and bathrooms will be predominantly marble. Quality timber is used for the flooring throughout, creating a relaxed coastal-style flow through the home from start to finish.
Dwellings also come with a well-proportioned office, entertainment room and a large, elegant master bedroom equipped with ensuite and walk-in robe.
The meticulously designed homes face south and south-west to capture enviable water views from the apartments.
“People can enjoy the morning sun on their own private rooftop area, or have breakfast, lunch or dinner while they’re watching the sunrise or the sunset,” Worthington says.
“It’s just beautiful.”
